Terms of service & refund policy

What you're buying

• Research Call ($95) — a 45-minute video or phone call, with the recording and written notes afterward.
• Relocation Research Package ($225) — a written report built for your situation, delivered within 7 business days, plus a 30-minute follow-up call and two exterior video neighborhood scouts in the home zone.
• Ongoing Support ($150/month) — email questions and one call per month, billed monthly until you cancel.
• Video Property & Neighborhood Scout ($149) — a 15–20 minute exterior video of one property or neighborhood in the home zone (Masaya, Granada, Managua, Carazo and nearby), one page of written notes, and a 30-minute Zoom debrief, delivered within 7 days of booking unless a rush is agreed.

Every service is information and opinion from one person's experience living in Nicaragua. It is not legal, immigration, tax, real estate or financial advice. I am not a lawyer, attorney, accountant, real estate agent or broker, and I have no financial interest in any property, landlord, seller or business I describe.

Refunds and cancellations

• If I can't deliver, you get a full refund. That includes a property I can't reach, a scout I can't complete, or a call I can't schedule within 14 days of your payment.
• Research Call and Video Scout: full refund if you cancel before the call takes place or before the video has been sent. No refund once the call has happened or the video and notes have been delivered.
• Relocation Research Package: full refund if you cancel before I've started the work. Once the report has been delivered there is no refund.
• Ongoing Support: cancel at any time by email; the subscription ends at the close of the current billing month. There are no partial-month refunds.
• Refunds go back to the original payment method through Stripe, normally within 5–10 business days.

Scouting limits

Service area. Flat prices cover the home zone: Masaya, Granada, Managua, Carazo and nearby. Scouts anywhere else in Nicaragua are available but carry a travel charge (transport, meals and, where needed, lodging) that I quote in writing and you approve before any payment is taken. If we can't agree on the travel charge, nothing is owed.

Video scouts are filmed from public streets only. I do not enter any property, contact owners, sellers, landlords or agents, or represent you in any negotiation. The video and notes are my observations on the day I was there; conditions can change and I can't guarantee what you'll find when you arrive.

Delivery and scheduling

After payment you'll be asked for your details and preferred times. Calls are scheduled by email within one business day. Reports are delivered within 7 business days of receiving your questionnaire. Scouts are delivered within 7 days of booking unless we agree a different date in writing. Rush requests are quoted separately before any charge.

Your content and mine

Recordings, reports, videos and notes delivered to you are for your personal use in planning your own move. Please don't republish or resell them. Anything you send me stays private and is used only to deliver the service you bought. See the privacy policy for details.

Liability and law

You're responsible for your own decisions about moving, renting, buying, residency and money. Comerciante LLC's total liability for any service is limited to the amount you paid for it. These terms are governed by the laws of the State of California, United States. If any part of these terms is found unenforceable, the rest still applies.

I may update these terms from time to time; the date at the top tells you when. Continuing to use a service after a change means you accept the updated terms.
